Eastland Mall Zoning Change

An anonymous comment from yesterday’s post about Eastland Mall tipped me off to some other interesting pictures I could take.

There is a TMAPC sign at southeast side of the mall indicating someone is trying to change the zoning of Eastland to IL (light industrial) !!!!





If this concerns you as much as it concerns me then I would suggest trying to attend the hearing on June 7th at the Francis F. Campbell City Council Room at 1:30 PM.(These hearings should be in the evening!)

So is the sign placement obvious? The pic makes the sign placement look kind of hidden.

The sign placement is not obvious. One would think that a better place would be on 21st by the entrance...but instead they placed it here .

Why would an office building need light industrial zoning? The Proposed use is Industrial according to the sign. Something smells rotten.

I agree with Steve something smells rotten about this deal.

This afternoon I drove around Eastland Mall perimeter and noted the only yellow INCOG sign placed is the one at southeast side of the mall. It is also worth noting that if one drives north on 145 east ave the sign is completely hidden by the trees until one is actually upon the sign and would miss it. Driving south the yellow sign is also obliterated by shrubbery and poles until one is nearly past the sign.

There appears to be an obvious attempt to hide the skullduggery that may be present with this activity. If one wanted to actually inform the public then the main mall entrance off 21st street or the corner of 145th east ave and 21st street would be perfect places. There is plenty of clear space at either of those locations but then that might defeat the intent of what has occurred at Eastland.

Also, I know for a fact no developer has tried to meet with affected homeowner associations in the area to explain what his plans are. This is counter to the activity of almost every major zoning change that I have ever been aware of. (And this proposal is certainly a MAJOR CHANGE affecting the property values of nearly everyone in east Tulsa.) Can you imagine that all of a sudden there might be a light industrial zoning blight of over 50 acres!!

This is terrible and so far Steve is the only blogger reporting this travesty.

I heard that Whitchard didn't really sell Eastland to Callay group? It is a front, I think. Maybe someone can check public records to see if there was really a transaction and it was sold as stated in the Whirld.

While mcw is reporting the light industrial zoning change at Eastland Mall has been dropped don’t be surprised if something equally as sinister pops it ugly head. Remember we are dealing with sneaky snakes when it comes to many developers. They don’t give a rip about you and me. They would take the last dime of a disabled 85 year old widow on welfare if it boosted their bottom line.

One of the ugliest and trickiest things to come up with would be a PUD that accomplishes exactly what light industrial would without the zoning change. Of course a PUD is a developers dream and that is why it exists. Usually adding a few trees and shrubbery is supposed to be the salvation to all neighborhood worries. It has happened many times before and it will happen again. A perfect example of a PUD being rammed down the throats of a neighborhood exists just one mile north and a little west of Eastland Mall courtesy of a past multi-term district 6 councilor.

One source quotes Dennis Troyer as asking the developer to withdraw the Industrial zoning request and he complied. I don’t believe that for a minute. Councilors don’t have that kind of stroke unless (as I suspect) something more sinister is brewing.

So homeowners in east Tulsa should keep their ears to the ground and expect some new “device” to turn ole Eastland into a developer’s cash cow and for neighbors in the area a worst nightmare. Then they will have to fight for survival of their property values.

There is nothing ticky about it--they've already announced what they will do in the Tulsa Whirld! Kallay and unnamed partners will be seeking 'variances' which is just another, slightly more benign way, of saying PUD. Definitely be camping out at the council meetings!

The mall as of this morning has a "for lease" sign in front of it. This may be good news, as the mall has been without air conditioning for the past two months (yet they now run the fountain). But as far as I know the Kallay group is not on the sign. It may be a third party acting as a leasing agent. Go figure.
